PROJECT SUPERVISOR
The Project Supervisor is responsible for the day-to-day supervision and management of all assigned construction projects while managing client expectations, and ensuring projects are completed on schedule and within budget to DK Builder quality standards.
- Position: Full Time
- Project Supervisor Requirements:
- High school degree or equivalent
- Possess current PA driver license
- Manage daily supervision of each assigned project
- Manage construction schedules to ensure to ensure completion dates are being met
- Manage projects to ensure project gross profits do not deviate by more than 1% +/- of sold GP
- Make all field decisions that deviate from plan and scope as needed within budget and profitability guidelines
- Manage site building layout of project to blueprint specifications
- Coordinate delivery and pick up of dumpsters and job site toilets
- Coordinate all material deliveries
- Manage Trade Partners to construction schedule
- Manage DK Builder Field crews on site
- Coordinate electrical walkthrough between client and electrician
- Maintain a clean and safe jobsite
- Work with sales team member and / or Project Manager to create change orders as necessary
- Complete Project walkthrough checklist with client at end of project and complete checklist items
- Respond to client questions in a timely manner
- Maintain good communication with client during the course of their project

LEAD CARPENTER
The Lead Carpenter is responsible for constructing projects to the plan and scope specifications under the direction of the Project Supervisor on schedule and within budget to DK Builder quality standards
- Position: Full Time
- Lead Carpenter Requirements:
- High school degree or equivalent
- Possess current PA driver license
- Ability to read and understand construction blueprints
- Perform end of day additional material lists needed and report shortages to Project Supervisor
- Ability to lead DK Builder field crews and Trade Partners
- Hold crews to construction schedule
- Possess a good knowledge and ability to perform selective demolition, framing, door and window installation, siding and exterior trim installation, and interior trim carpentry skills
- Possess necessary hand tools to accomplish construction tasks listed above
- Ability to lift a minimum of 80 lbs.
- Possess dexterity and balance skills to work comfortably at different heights on ladders, scaffolding, pump jacks or mechanical lifts
- Work with minimum supervision
- Keep assigned DK Builder vehicles stocked with supplies as needed

FIELD CARPENTER
The Field Carpenter is responsible for constructing projects to the plan and scope specifications under the direction of the Lead Carpenter on schedule and within budget to DK Builder quality standards
- Position: Full Time
- Field Carpenter Requirements:
- High school degree or equivalent
- Possess current PA driver license
- Ability to read and understand construction blueprints

SELECTION MANAGER
The Selection Manager is responsible for managing and finalizing all aspects of fixture, material, and color selections for each project with client under the direction of General Manger to DK Builder quality standards while maintaining desired gross profit margins
- Position: Full Time
- Selection Manager Requirements
- Associate degree or equivalent in interior design
- Possess current PA driver license
- Meet with client to review scope selections upon signing of construction contract
- Accompany client to selection meetings involving cabinetry, countertop, flooring, and appliance Trade Partners to assist staying within allowance budgets
- Follow up with Trade Partners involving any selection changes requiring re-pricing, or redesign from selection meetings
- Provide client all updated price changes through selection meetings and receive approval to move forward
- Create all selection change orders involving price increases, decreases, or scope clarifications
- Obtain client signature on all selection change orders
- Notify all affected Trade Partners upon change order approval
- Obtain client signoff on all selection sheets and design plans upon completion
- Upload all selection documentation into client folder and Builder Trend
- Assist with interior floor plan development
- Assist with interior lighting selections
- Assist with interior finish selections
- Work with minimal supervision

DRAFTSMAN
The Draftsman is responsible for creating accurate and creative detailed construction plans, material quantity takeoffs, and completion of permit applications for each project to DK Builder quality standards while maintaining desired gross profit margins.
- Position: Full Time
- Draftsman Requirements
- Associate degree or equivalent in drafting design
- Possess Current PA driver license
- Complete site visits and obtain accurate measurements and photos to produce as built plan set
- Design conceptual plan sets based on documented conversations between DK Builder Sales Associate and client
- Create final construction plan sets upon approval of conceptual design by client to include floor plans, elevations, electrical plans, foundation plans, detail plans, door and window schedules, beam schedules, and any additional specifics needed to construct project
- Final construction plan sets to meet all current IRC codes, and additional Township requirements over and above IRC minimum requirements
- Review scope of work documents for accuracy with construction plan set prior to going out for bid
- Make plan revisions as needed during course of construction and update plan sets into client job folder, and Builder Trend folder
- Work with truss manufacturers to obtain accurate truss design and price quotes for Estimating
- Work with Superior Walls manufacturer to obtain accurate foundation wall designs, and price quotes for Estimating
- Work with minimal supervision
- Material Takeoff Responsibilities:
- Assist Estimating with lumber, roofing, and siding material takeoffs as needed
- Permit Responsibilities:
- Supply all completed documents for permitting as per Township requirements, to Sales Associate to submit for permitting
- Follow up with Township as needed to obtain permit approval prior to project start date
- Notify Sales Associate when permits are ready for pick up and notify accounting to issue check in the amount needed

ESTIMATOR / PURCHASER
The Estimator / Purchaser is responsible for creating accurate price estimates, material takeoffs, and purchase orders for each project using the supplied plans and scope of work to DK Builder quality standards while maintaining up to date pricing and Trade Partner databases to achieve desired profit margins
- Position: Full Time
- Estimator / Purchaser Requirements
- Estimating Responsibilities:
- High school diploma or equivalent
- Maintain up to date material and Trade Partner cost databases
- Maintain up to date Trade Partner Bid List
- Cultivate and build new Trade Partner and Material Supplier relationships
- Create accurate construction bid pack requests for each trade
- Respond to all Trade Partner request for information during bidding process
- Obtain multiple price quotes for each trade
- Create accurate material takeoffs lists for all necessary phases in estimate
- Create accurate and complete Timberline Software construction estimates based on supplied plans and scope of work
- Review all Trade Partner price quotes when received for accuracy and completeness to plan set and scope of work, and follow up with Trade Partner with any discrepancies
- Create accurate change order pricing as needed through Sales Team Member and / or Project Supervisor when hidden items are uncovered, or additional work is requested by client
- Purchasing Responsibilities:
- Check all purchase orders for accuracy prior to ordering
- Order all long lead items such as but not limited to windows, doors, cabinetry, plumbing fixtures, prior to project start date and obtain arrival dates
- Order remaining project items as needed and obtain arrival dates to allow enough lead time to arrive on project when needed
- provide copies of all purchase orders to be placed in Project Supervisor job folder
- Work with minimal supervision
